Today (10 December 2020) MHCLG has published an updated version of the How to Rent Guide (England).
This guide sets outs the rights and responsibilities of both Landlords and Tenants within the private rented sector.
Landlords, you (or your agent) must issue this up to date version of the ‘How to Rent Guide’ issued to all tenants at the start of their tenancy as an email or hard copy and landlords must retain proof that this document has been served.
If the document is not issued to the tenant and at a later stage you would like to issue your tenant with an eviction notice (Section 21) this will be invalidated. At Caridon Landlord Solutions, we have come across cases where landlords wish to evict their tenants but are unable to because they did not issue this important piece of prescribed information.
