For generations governments have sought to simplify the benefits system. Universal Credit was the latest attempt, which was supposed to make life better for claimants, but the system has been heavily criticised for a catalogue of errors.

On 12th December the British people will once again vote for who should lead our country and break the Brexit deadlock, which has dominated the headlines for the best part of three years. However, as one of the most unpredictable elections in recent history, it is important for us to cut through the Brexit noise and consider what the main parties are promising on other issues and what a change in government could mean for the private rented sector.

Universal Credit is paid on a monthly basis, after the initial payment. The date for when it is paid is changing for some people during December, due to the Christmas holidays.

Landlord responsibilities have increased tenfold over the last few years as the government has introduced a raft of new legislation designed to protect tenants. The difficulty is that the vast majority of landlords are not seasoned professionals, but rather people who purchased or inherited an extra property and use it to prop up their income. This means that many landlords struggle to keep on top of the changes. However, failing to comply with legal obligations as a landlord can be a costly mistake, particularly if the relationship between tenant and landlord breaks down and the landlord seeks to recover possession of the property.
